  • This free annual update from the Missouri Real Estate Appraisers Commission deals with current issues before the commission and matters of concern impacting appraisal practices. Gain 3.5 hours CE for free! Participants must register to attend this popular seminar. Course held Thursday, May 2nd at 8am.

  • This course is structured provide appraisers with an understanding of bias and unconscious bias and an understanding of the difference between objectivity and subjectivity as well as an understanding of the financial institutions responsibilities and reactions to bias and/or discrimination and how it relates to appraisal requirements. It addresses how appraiser competency relates to bias and what the appraiser should know about pretext and/or potential code words and discuss why the use of pretext or code words is unacceptable and the appraiser’s responsibility of providing fact-based analysis. The course will also reiterate the appraiser’s ethical responsibilities to understand anti-discrimination laws and the Nondiscrimination Section of the Ethics Rule and the Competency Rule of USPAP.   • The appraisal of real property in conjunction with federally funded land acquisition or project funding often requires the following of special standards, definitions and procedure required by the Uniform Appraisal Standards for Federal Land Acquisition. This 3.5 Hour course is structured to provide the participants with an overview of these requirements to make them aware of the required elements of competency to engage in such assignments. os.   • The appraisal process is supposed to reflect reality - the reaction of buyers and sellers in the marketplace. Appraisers typically utilize three approaches to value. The appraisal process usually requires the appraiser to apply “market adjustments” when determining market value. Adjustments used throughout the appraisal are not the appraiser’s opinion, they must be based upon the market’s response. Market adjustments must be based upon facts, proper support and should not be based upon subjective opinion. This 7-hour class will explain the various methods and processes that can be used for determining or measuring the market’s response to a component and the processes available to the appraiser when creating an appraisal.

    This version of the class dives deeper into 13 different methods appraisers can use when deriving adjustments and “walk through” several examples using the Excel program.

  • This just released course has been developed by The Appraisal Foundation and is the required biennial USPAP update course necessary for licensed and certified real estate appraiser license renewal. This course will provide participants with an overview of the changes to USPAP including a comprehensive revision to the ETHICS RULE which goes into effect on January 1, 2024.
